A contract that would allow Mardi Gras Boardwalk to buy and develop land along Lake Charles is close to being finalized, city officials said.
On Tuesday, representatives with the developer visited with officials from Mayor Randy Roach’s administration to discuss minor details that still need to be negotiated.
City Attorney Billy Loftin said the contract could be completed by Nov. 1.
“There are 150 to 160 legal definitions in the contract. It is a lengthy document, but we’ve made a lot of progress on it,” Loftin said.
Once the contract is ratified by the City Council, Mardi Gras Boardwalk officials will begin drawing final design plans, which would need city government approval before construction work could begin.
In May, the company formally bid to purchase nine acres of land along Lake Charles. The property used to be the site of a casino complex and was donated to the city by Pinnacle Entertainment.
The city and developer would negotiate a purchase price for the abandoned parking garage that still sits on the property and is protected by a fence.
Developers have proposed building a festival park with an amphitheater big enough for 7,500 people.
A five-story, 100-room condo/hotel would also be constructed. It would measure 50,000 square feet.
Amenities would include a 35,000-square-foot sports bar and grill and a 25,000-square-foot family entertainment center.
Plans include space for six restaurants, three music venues, four gift shops, three novelty stores and seven kiosks.
The project would reportedly create more than 150 construction jobs.
Its completion would, developers said, bring 1,300 jobs. Over a 10-year period, the property is expected to generate $11.7 million per year in sales taxes.
Company officials have spoken with celebrity restaurant owners like Emeril Lagasse, Ralph Brennan and Dr. John in an effort to entice them to open eateries in the complex.
